This project addresses a familiar challenge in mid-century suburban housing: compartmentalized, undersized rooms that no longer support multi-generational living or work-from-home needs. A carefully planned lateral and rear expansion more than doubles the usable interior while preserving required setbacks and remaining below the allowable lot-coverage threshold.
The existing core is stripped back, re-engineered and integrated with a new wing that gives every bedroom direct or private bathroom access. The exterior is modernized with durable finishes, a realigned driveway and complete infrastructure upgrades designed to meet current California energy and green-building standards.
Scope of Work
Reconfigure and reframe the existing 1,118-square-foot living envelope into an open-flow kitchen, dining and living layout.
Construct a 1,153-square-foot conditioned addition along the eastern and rear elevations.
Create four bedrooms, four bathrooms, two ensuite suites with walk-in closets and a dedicated 120-square-foot home office.
Relocate the driveway approach and renew the frontage to improve access, drainage and street presence.
Upgrade HVAC, hot water, electrical service, EV readiness, roofing, stucco, stone veneer, drainage and landscape infrastructure to current California standards.

Navigating Fremont’s R-1-6 zoning framework required balancing structural massing with generous setbacks, permeable-area criteria and a strict 40% building-coverage limit. The addition follows the eastern and rear edges of the parcel, preserving more than 31 feet of rear-yard depth while keeping the completed footprint compliant.
The coordinated drawing set brings together the site and setback plan, proposed architectural layout, street elevation, building sections, engineered foundation plan and lateral framing plan. Surveyor verification, precise foundation doweling and clearly defined gravity and shear systems guide the work from excavation through final inspection.
