A 757.30-square-foot rear addition and 23-square-foot covered foyer re-engineer the home around a private primary retreat, two new bathrooms, a bright island kitchen and a coffered great room that opens directly to the rear lawn.
Scope of Work
Add a 757.30-square-foot rear wing with a private primary bedroom suite, walk-in closet and en-suite bathroom with a walk-in shower.
Reconfigure the original three-bedroom, one-bathroom plan into a versatile four-bedroom, three-bathroom single-story residence.
Create an open island kitchen, dining area and 9-foot coffered great room with sliding-glass-door access to the backyard.
Add a 23-square-foot covered entry foyer and update the front façade, exterior windows and entry doors.
Modernize the home with NFPA 13-D fire sprinklers, a seismic gas shutoff valve, Title 24-compliant HVAC and a 200-amp electrical service.

The coordinated drawing set includes existing and proposed site plans, floor plans, elevations, sections, opening schedules, foundation plans and roof framing plans.
