The Project Brief and Scope
Expanding a Compact Single-Story Home in Fremont, California, for Flexible Multi Generational Living
The project transforms an existing 1,314-square-foot suburban home through two carefully placed additions. A 436-square-foot rear family room creates a high-ceilinged gathering space with broad access to the outdoor area, while a 225-square-foot front addition creates a flexible guest bedroom, full-bath access and a more defined arrival sequence.
Inside the retained footprint, 1,050 square feet are reorganized around a 160-square-foot island kitchen, a redesigned 90-square-foot primary bathroom suite and improved bedrooms, halls and living zones. A 60-square-foot covered porch, new attic HVAC, upgraded electrical service and efficient plumbing and lighting systems complete the transformation.
Scope of Work
Construct a 436-square-foot rear family room with 10-foot plates and broad sliding-door connections to the outdoor living area.
Add a 225-square-foot front wing with a flexible guest bedroom, private closet, full-bath access and a defined entrance zone.
Build a 60-square-foot covered front porch that improves weather protection, entry clarity and curb appeal.
Reconfigure 1,050 square feet of existing interior space, including a 160-square-foot island kitchen, 90-square-foot primary bath suite and 800 square feet of bedrooms, halls and living areas.
Modernize the home with a 200-amp electrical service, EV-ready raceway, efficient attic HVAC, water-conserving plumbing fixtures, upgraded insulation and JA8-compliant lighting.
Site, Planning and Blueprint Strategy
A Carefully Balanced Front and Rear Expansion in Fremont, California, Within a Single-Story Envelope
The site strategy balances a front guest-suite addition with a larger rear family-room expansion while maintaining the required front, rear and side clearances. The 2,523-square-foot proposed building area represents approximately 38.05% lot coverage, and the 14-foot 7-inch maximum height preserves a modest single-story profile.
The coordinated drawing set includes site and demolition plans, architectural and electrical layouts, exterior elevations, roof geometry, foundation connections, ceiling and roof framing, building sections and structural details. Together, these documents guide precise tie-ins between the retained structure and new work from excavation through final inspection.

Construction Journey and Milestones
From Selective Demolition to a Fully Integrated Single-Story Expansion in Fremont, California
Follow the work from utility coordination, erosion control and selective demolition through foundation integration, crawl-space preparation, structural framing, building-system rough-ins, envelope installation, finish work and final municipal approvals.
01
Site Clearing, Utilities and Selective Demolition
Construction begins with utility marking, stormwater protection and selective removal of interior partitions, portions of the rear exterior wall and legacy finishes. Concrete and asphalt are separated for recycling, the site is protected with construction best-management practices, and demolition follows the approved plan so retained framing and services remain stable.
